A fixed-price agreement where NDY commits to complete the project for a defined sum based on issued-for-construction documents. This Design-Bid-Built approach prioritizes cost certainty and competitive bidding but requires complete design documentation before execution. It is well-suited for projects with a clearly defined scope and limited design changes.

NDY provides advisory and management services throughout pre-construction and construction. Under a CCDC 5A, the client holds all trade contracts, while we administer procurement, scheduling, and quality control. This structure gives the client direct financial transparency, while still leveraging our expertise in constructability and risk management.

NDY transitions from an advisory role to direct contractual responsibility for trade contractors, acting as both the construction manager and general contractor. We manage tendering, contract execution, and on-site performance under a CCDC 5B contract. This model provides early-stage collaboration with a single point of accountability for delivery.

NDY leads as a single contractual entity for both design and construction, commonly under CCDC 14. This delivery model integrates consultants, trade contractors, and cost planning under one agreement, streamlining project delivery. Clients benefit from early cost certainty, value engineering, and clear risk allocation.
